Garage Door Repair & Installation in Fridley, MN
Fridley grew quickly between 1950 and 1970, and a house built in that stretch has usually been through more than one garage door by now. Most repair calls here get handled the same day.
Garage Door Repair
The median Fridley home was built in 1968, and roughly one in five went up in the 1950s. Much of the city’s housing from that period is modest ranch-style homes, the kind Minnesotans call ramblers. Many of their garages run on hardware that has been patched for decades. Our garage door repair work covers broken torsion and extension springs, frayed or snapped cables, worn rollers, dented panels and doors that have come off the track.
Extension springs still turn up on many replacement doors from this era. When one breaks, we’ll talk with you about converting to a torsion system instead of replacing it like for like. For garage door spring replacement, it helps to know that most torsion springs are rated somewhere around 10,000 cycles. For a household that uses the door a few times a day, that runs out in the 7 to 12 year range.
Fridley sits at the southern edge of the Anoka Sand Plain. Sandy ground drains well and heaves less than clay, so a gap of daylight under the bottom seal here usually traces back to a slab that has settled over the years. We record each visit in Jobber, so if the same door acts up again, we have its history in front of us and can often sort it out over the phone at no charge.
Garage Door Installation and Replacement
Garages built in the 1950s were often single-car, with openings sized for the cars of that time. An opening that made sense then doesn’t always suit today’s vehicles or storage. When it’s time for new garage door installation, we sell and install HAAS doors in a range of styles and insulation levels, and we measure what you have before talking about what goes in it.
If the opening itself needs work, such as a sagging header or framing that has gone soft near the slab, that’s the “Plus” in our name. We handle the structural side too, directly or with subcontractors we trust, so you aren’t coordinating several trades for one garage.
Before we recommend anything, we’ll ask how long you plan to stay. A family settling into a Fridley rambler for the long haul usually wants something different from a landlord getting a rental ready for the next tenant. Then we lay out three or four priced options and tell you which one we’d choose if this was our own parents’ house.
Garage Door Openers
Openers manufactured before 1993 weren’t required to have photo eyes or any other secondary safety reverse, and many don’t. With most Fridley homes built before 1980, an original or early replacement opener is worth a look. Chain drive units from the 80s and 90s are also well past the 10 to 15 years an opener normally lasts.
We handle garage door opener installation, repair and replacement. That includes belt drive models, which run far more quietly than an old chain drive, so the door goes up and down without rattling the whole house. We also install smart openers you can check from your phone. If all you need is a new sensor or a force adjustment, that’s what we’ll tell you.
Commercial Garage Doors
About 30 percent of Fridley’s housing is in larger apartment complexes. Many of those buildings have shared parking garage doors that open and close far more often in a day than a single-family door. Our commercial garage door work covers those doors, along with rolling steel and sectional doors at shops and warehouses in the city’s business parks. Most of it is repair and retrofit on doors already in place. For property managers, the Jobber history means the technician who shows up already knows the door’s history.
Why Fridley Homeowners Call Garage Doors Plus
Our shop is in Blaine, which shares Fridley’s northern border. We work all over the city, from Riverview Heights along the Mississippi to the Innsbruck townhomes on the east side. We’re locally owned and independent. We don’t advertise cheap tune-ups to get into your garage and then hand you a list of repairs you never needed. We tell you what’s wrong, what it costs and what your choices are. Our word is our bond, so if a repair we made doesn’t hold, we come back and make it right without an argument.
We also work in the neighboring cities, including Coon Rapids, Blaine and Brooklyn Park across the river. If you’d like more use out of the garage on summer evenings, we install retractable Lifestyle Screens, and we’ll check the door behind the screen while we’re there.

Q: My house is from the 1950s and the garage opening is narrow. Can you still put in a new door?
A: We measure the opening first and go over what fits. If the header or framing needs attention before a new door goes in, we take care of that as part of the job.
Q: My opener doesn’t have the little sensors near the floor. Is that a problem?
A: It most likely means the opener was made before 1993, when federal rules started requiring a secondary safety system such as photo eyes. Sensors usually can’t be added to an opener that old, so replacing the opener is typically the fix. We’ll confirm on site and give you options.
Q: Do you work on townhome and apartment building garage doors?
A: Yes. We service individual townhome doors and the shared garage doors at apartment buildings, whether they’re sectional or rolling steel.
Q: How quickly can someone get to my house in Fridley?
A: Usually the same day you call. A door that won’t open is an emergency to the person dealing with it, and we handle it that way.
